The Indian River County Planning and Zoning Commission is currently reviewing a propsal (Schwerin Grocery & Fuel Resub #1-SP-26-0101) to develop a big box store (over 50,000 sq.ft.), a fueling station, and a liquor store with over 200 parking spaces at 41st Street and US 1. With the main entrance on 41st Street.
This proposal threatens to disrupt and alter the character of our surrounding and peaceful neighborhoods on 41st.
This development will significantly worsen traffic, causing major backups on 41st Street and intensifying congestion on US-1, particularly between Aviation Blvd and 53rd St. where delays are already common. Adding a commercial hub at this intersection will further increase traffic volumes, extend backups, and raise the risk of accidents due to the constant flow of vehicles.
Round-the-clock noise from a big-box grocery/liquor store and fuel station will destroy the peace that defines our community. Constant lighting and loading activity will intrude into our homes and disrupt local wildlife. We chose to invest in a peaceful residential community that supports both its residents and surrounding wildlife—an environment now being unnecessarily and unreasonably threatened by this development.
We also cannot overlook the public safety concerns. Increased traffic, late night store hours and a new liquor store are likely to lead to a higher risk of crime. Our community needs to feel safe, and adding such elements to our neighborhood does not align with that priority.
Additionally, the increase in traffic will negatively impact emergency vehicle access to the nearby hospital. Ensuring quick response times can make the difference in life-threatening situations, and we cannot afford to sacrifice this for the sake of unnecessary commercial development.
We support progress, but it must be pursued responsibly, with real consideration for its impact on existing communities. We urge our elected officials and the Planning and Zoning Committee to reconsider this location. This site is not appropriate for the project—viable alternatives exist that would avoid disrupting residential neighborhoods and prevent unnecessary strain on the community.
